9600 Jobs Created By Estuary Commerce Park Phase II

Peel Holdings planning application for an exciting development at the northern airfield at Speke and Garston in South Liverpool has received planning approval from Liverpool City Council Planning Committee, subject to a legal agreement.

Peel Holdings are working in partnership with Liverpool Land Development Company and the North West Development Agency on the 3.3 million sq ft, 310,000msq site which is to be named Estuary Commerce Park Phase 2.

It is estimated that a total of 9600 jobs will be created during the 15-20 year timespan of the development. This site will be a key element in the regeneration of the Speke and Garston area and will benefit the whole of South Liverpool and the Northwest region.

The successful 90 acre Phase 1 Estuary scheme implemented by Speke Garston Development Company in partnership with Intercity, is near to completion.

The former airport hangars and old terminal building to the North of the site have already been successfully renovated into a David Lloyd leisure centre, office space and a Marriott Hotel.

Peel hope to attract quality investment to Estuary Commerce Park, including a variety of offices, light industrial, manufacturing and warehousing.

The masterplan submitted indicates 33 mixed use buildings with floor space ranging from 3,874 m sq to 43,153 m sq.
In addition, a 60 acre flagship site is being reserved for special users who may want to invest in larger sites. This is particularly important in an area that is dominated by pharmaceutical and automotive industries.

Although the scheme is currently at the Masterplan stage and it is too early to tell who will be attracted as tenants, enquiries are already being received.

Estuary Commerce Park is a site with excellent locational qualities which is thought will prove attractive to investors looking to locate near to the rapidly expanding Liverpool John Lennon Airport, owned by Peel Holdings.

Peel Holdings have already invested over £3m in infrastructure costs including an access road to the site and landscaping schemes.

An application was also submitted for a 70 acre coastal nature reserve next to the mersey estuary. The mersey estuary is an internationally important site for wildlife and the plans include improving the coastline and eventually opening it to the public. The coastal reserve will be developed in conjunction with the National Trust and Liverpool City Council, Mersey Basin Campaign and North West Development Agency.
